Moving to Spain is exciting. But when it comes to renting, things get real confusing, real fast - especially if the contract is in legal Spanish and your NIE is still "in process."

Here’s a simple breakdown of what every expat renter should know - no legalese, no landlord horror stories, just the facts.

What you can (and can’t) be asked to pay

  • 1 month deposit: This is required by law and held by the regional housing authority (fianza legal).
  • Up to 2 extra months: Allowed only if agreed upfront as additional guarantees.
  • Agency fees: Allowed only if agreed upfront as additional guarantees.
  • NIE not ready yet? You can still sign a contract - but some agencies may require passport and proof of solvency (like a job offer or savings).
